West Baton Rouge Home Sales January 2016 Update by Bill Cobb Appraiser

It used to be in Baton Rouge Real Estate January and February were slower months for home sales. However, January 2016 was a very busy start to our new year. A couple of local REALTORS said they sold more homes in January 2016 than they did in their busiest months in 2015.

Here is this month’s look at West Baton Rouge and Greater Baton Rouge home sales for detached and attached homes. By Greater Baton Rouge, I’m referring to East Baton Rouge, West Baton Rouge, Ascension and Livingston. I’m comparing January 2015 vs January 2016 statistics. DO KNOW we’re looking at a 1 month comparison and not a full year.

West Baton Rouge Parish Home Sales Comparisons January 2015 vs January 2016:

January 2016 Median Sales Price: $199,900
January 2015 Median Sales Price: $187,900
Increase of $12,000 or 6.4%

Median Sold Price Per Sq. Ft.: $109/sf in 2015 vs $111/sf in 2016, up $2/sf
Number of Home Sales: 13 vs 15, up 2 sales or up 15%
Median Listing To Sales Price Ratio: 100% vs 100%, no change
Average Days On Market: 100 days vs 94 days, 6 less days to sell a home in 2016
Median Home Size: 1779sf vs 1,954sf
Sold Volume: $2,356,700 vs $3,012,600

West Baton Rouge Parish January 2016 Home Sales Summary:
In West Baton Rouge Parish, the median sales price was up $12,000 or 6.4%. Median sold price per square foot increased by $2/sf. Number of home sales increased by 2 or 15%. Homes sold for 100% of listing price in 2016. It took 6 less days to sell a home. While buyers paid more for homes, they and received more home, 1779sf vs 1954sf. And, sold volume was up $655,900.

Number of Home Sales: 485 vs 535, up 50 sales or up 10%
Median Listing To Sales Price Ratio: 98% vs 99%, up 1%
Average Days On Market: 104 days vs 53 days, 51 less days to sell a home in 2016 or -49%
Median Home Size: 1785sf vs 1,751sf
Sold Volume: $101,563,650 vs $115,598,631

Overall, Greater Baton Rouge Parish January 2016 Home Sales Summary:
In Greater Baton Rouge, the median sales price was up $4,100 or 2.3%. Median sold price per square foot increased by $3/sf. Number of home sales increased by 50 or 10%. Homes sold for 99% of listing price in 2016. It took 51 less days to sell a home. While buyers paid more for homes, they and received less home, 1785sf vs 1751sf. And, sold volume was up $14,034,981. Ascension Parish shows the largest gain in home prices.
